What are floorplan services?

Home measurement services are just what they sound like: Based on what you want, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a document that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and sometimes necessary when challenging property taxes or selling a property.

How does a measurement service work?

During a measurement or floorplan service, a certified appraiser takes measurements of the property with a measuring tool — either a tape or laser measuring device. As they tour the property, they notate the layout of the rooms and other features, like closets, entryways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser creates a report and a more detailed floorplan showing the total living area of the house and the general layout. The finished product is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, home listings, and more.

When should I get a measurement service?

Challenging real estate taxes

Tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unproven — which means you may be taxed for more square footage than you actually own! Unless a certified appraiser has executed a recent valuation or measurement service on your property (after any updating that might have affected square footage), you'll need one to perform a measurement service before contesting your taxes. An appraiser assesses an accurate Gross Living Area (GLA) of your property so your taxes reflect your actual square footage — and you can stop paying more than your property is worth.

Marketing a home or property

A measuring service will ensure that you're paid a fair price for your house. Living space is one of the biggest elements potential buyers consider when purchasing a home — but since these values are frequently estimated rather than properly measured, your listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the selling price for your property, but possibly even the amount of interested buyers. The only sure method of using a definitive GLA when listing your home is to reference a previous appraisal or home measurement service carried out by an appraiser (after any remodeling that might have affected square footage).

For real estate agents

To make certain that your client's home sells at a price that accurately reflects true market value, we recommend requesting a floorplan service for the property. Your clients, and potential buyers, will be grateful for your thoroughness, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tactic for getting potential buyers interested since they can see the layout and characteristics of the home before and after a showing.
